MARKETING & STAGING STRATEGIES

 

INTRODUCTION: In every real estate market good or bad the key to a good marketing campaign is to understanding your target and how to reach it most efficiently. Over the past few years the ways Buyers search for homes have changed somewhat. With the ever expanding age of Information Technology recourses (some very good and some not so accurate) have become increasingly available to Buyers and become of this Buyers are doing on the average 30 days of research, themselves before ever contacting a Realtor®. Buyers today are therefore better informed and to attract and hold a Buyer's interest it is more important than ever to make a GREAT first impression. Try and remember how you felt when you first walked through the home you are now selling. For Buyers purchasing a home is both an emotional experience and financial decision because a personal residence is not only one of the most significant investments you make, your home and neighborhood affects your family’s lifestyle, the friends you make and associate with, even your children’s education. Below is a summary of Clave’s typical marketing Plan, a plan created for today’s market. Of course our Tucson market is dynamic and marketing will be tweaked to best suit your particular home and market area.  

 

PROFESSIONAL LOOKING MARKETING: Clave is an expert at taking great looking photographs and editing them in Photoshop so they stand out and show your home in the best light. He will create a Color Brochure with details of your home on the front page and a collage of photographs on the back. There photos will be entered into Tucson MLS, The Long Realty Website, Tulia and Zillow. In addition a video presentation will be made from these photographs and attached to your listing.

EXPOSURE TO THE MARKETPLACE: Buyer's today look both online and at print. Buyer's Agents typically search MLS and know many of the neighborhoods they serve. This is some of the media we use to show off your home.

Solar Brochure Boxes: These boxes have a subtle glow that attracts attention at night and hold brochures flat and easy to see.

Tulia : Clave is a preferred Agent in Trulia and has targeted ads running. In addition his listings get preference.

Tucson MLS:

Tucson Newspapers: Advertising open houses in the special Long Realty section – if you want it held open to attract more traffic, as well as listing the open house on MLS).

Mailers: We send brochures to your neighbors because you never know if someone in your community has a friend or relative looking to purchase.

 

STAGING YOUR HOME: Clave believes that staging your home correctly is just as important as marketing. Remember that getting your home shown (the sole purpose of marketing) and potential Buyers through your front door is only half the job. It is imperative your home gives a great first and notable lasting impression, otherwise you lose your Buyer and they are off looking at another home. There is a reason new home builders have spend millions of dollars in research and diligently work with interior decorators that specialize in staging to emphasize the positive elements of the home and play on it. Please remember you want your Buyer fall in love with each room and envision your home as theirs (not yours). 

Clave has 25 years experience in selling all types of Tucson real estate and cannot stress the importance of staging inside and perhaps a little trimming or the addition of a few plants outside. Staging does not have to be expensive. In staging less is often more. Clave can usually work with what you have and recommend just moving things around or to another room. Staging a home makes all the difference and if done correctly can reduce your home’s time on the market and even generate a higher offer.
